Please read these Terms and Conditions carefully before using this website, subscribing to any services, or purchasing any materials from Tax Sale Intel.

1. Acceptance of Terms
By accessing or using the Tax Sale Intel website (the "Site"), subscribing to any services, purchasing any products, downloading any materials, or creating an account, you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions ("Terms"). If you do not agree to these Terms, you must not access or use the Site or purchase any products.
These Terms constitute a legally binding agreement between you and Tax Sale Intel. Your continued use of the Site following the posting of any changes to these Terms constitutes acceptance of those changes.
2. Platform Only; No Professional Advice
Tax Sale Intel is an independent software, data, and research platform. We are not a government agency, auction operator, real estate broker, title insurer, law firm, accounting firm, appraisal firm, or registered investment adviser.
The Services provide informational tools, reports, scores, rankings, alerts, dashboards, and research materials only. Nothing in the Services constitutes legal, tax, financial, brokerage, appraisal, title, or investment advice, or a recommendation to bid on, acquire, sell, hold, or finance any property.
Use of the platform does not create any fiduciary, advisory, brokerage, agency, partnership, or joint venture relationship between you and Tax Sale Intel.
3. No Property Recommendations
Scores, rankings, "Buy Zone" designations, opportunity reports, alerts, heat maps, comparisons, and similar features are informational models only. They are not recommendations to bid on, purchase, or invest in any specific property.
These tools are designed to help you prioritize and organize your own independent research. They reflect algorithmic processing of public data and are subject to the limitations described in these Terms. You must conduct your own independent evaluation before making any purchase or investment decision.
4. Independent Verification Required
You are solely responsible for independently verifying all material information before acting on it. You may use the platform to prioritize research, but not to replace title, legal, tax, valuation, occupancy, zoning, code, environmental, or auction-status verification.
At a minimum, before bidding on or purchasing any property, you should independently confirm:
- Auction status, sale dates, and opening bids with official county sources
- Title condition through a professional title search
- Surviving liens, mortgages, or encumbrances
- Ownership and occupancy status
- Zoning, land-use, and building code compliance
- Open permits and code violations
- Environmental conditions and flood risk
- Legal access and utility availability
- Assessed and market value through independent appraisal or comparable analysis
- Suitability for your intended use
- Applicable HOA, condo association, or municipal assessments
Official county, clerk, tax collector, appraiser, recorder, court, and other governmental sources control over any conflicting information on the Services.
5. Third-Party and Official Data
Data displayed on the platform may come from counties, clerks, tax collectors, property appraisers, public records, user inputs, third-party vendors, and automated processing. We do not control the accuracy or timeliness of third-party data sources.
Auction status, dates, opening bids, liens, title conditions, property characteristics, and other data can change without notice. Official county and agency records always control if there is a conflict between our data and official sources.
6. No Guarantees of Results
Tax Sale Intel makes no guarantees, representations, or warranties regarding the outcomes you may achieve from using our platform or materials. Tax sale investing involves significant risks, complexities, and uncertainties. Results vary dramatically based on individual circumstances, market conditions, property characteristics, and many other factors.
Specifically, we do not guarantee or promise:
- Any level of profit, return, or financial gain
- Success in purchasing properties at tax sales
- That any property will appreciate in value or be resalable
- That any property will be free of title defects, liens, or encumbrances
- That any property will be suitable for any particular use
- That any information about specific properties is accurate, complete, or current
- Any particular outcome from following our content or using our tools
Past performance data, historical examples, case studies, flip statistics, and any analysis provided do not guarantee or predict future results. Every property and every auction is unique.
7. Assumption of Risk
By using this Site or our Services, you acknowledge and accept that:
- Investing in tax sale properties involves substantial risk, including the risk of losing your entire investment
- Properties sold at tax sales may have significant problems including title defects, access issues, environmental contamination, zoning violations, code violations, structural problems, liens, encumbrances, occupancy disputes, and association liabilities
- Tax sale procedures, laws, and regulations are complex and subject to change
- Due diligence may not reveal all material issues
- Quiet title actions and other legal procedures may be required and are not guaranteed to succeed
- Title insurance may not be available for tax sale properties
- You may not be able to resell a property or may have to sell at a loss
- County procedures and requirements may change without notice
You assume full responsibility for any decisions you make and any actions you take based on information from our platform.
8. Access, Paid Services, and Billing
Core Access. We may offer free access to parts of the platform, including dashboard features, marketing previews, or research tools. Free access may change, expand, narrow, or be discontinued at any time.
Optional Paid Services. We may also offer paid services such as enterprise support, custom research, data exports, API access, consulting, or premium tools. If a paid service is offered, the price and scope will be disclosed at the time of purchase or in a separate order form.
Billing Terms. If you buy a paid service, you authorize us to charge the payment method you provide under the terms shown at checkout, in your invoice, or in a separate written agreement. Unless otherwise stated, fees are in USD.
Cancellation and Changes. If a paid recurring plan is offered, cancellation and renewal terms will be presented at the time of enrollment. We may change pricing or packaging for future billing periods with reasonable notice where required.
Refunds. Unless a separate written refund policy applies to a specific paid service, digital purchases and research access fees are generally non-refundable once delivered.
Taxes. You are responsible for any applicable taxes, duties, or similar charges associated with paid services, except taxes imposed on our income.
9. Accuracy and Completeness
While we strive to provide accurate and up-to-date information, we make no warranties or representations regarding the accuracy, completeness, timeliness, or reliability of any information on the Site or in our materials.
Data may be incomplete, outdated, or contain errors. County procedures and requirements change frequently, and we may not update our materials immediately when changes occur. You are solely responsible for independently verifying all information before taking any action.
10. Third-Party Links and Resources
The Site may contain links to third-party websites, resources, or services. These links are provided for convenience only. We do not control, endorse, or assume responsibility for the content, accuracy, privacy practices, or availability of any third-party sites. 11. Intellectual Property
All content on the Site, including text, graphics, logos, images, data compilations, reports, and software, is the property of Tax Sale Intel or its content suppliers and is protected by copyright, trademark, and other intellectual property laws.
When you subscribe or purchase materials, you receive a limited, non-exclusive, non-transferable license to use those materials for your personal or internal business research purposes only. You may not resell, redistribute, republish, share beyond your household or business, post online, create derivative works, remove proprietary notices, or use materials for commercial purposes without written permission.
12. Prohibited Uses
You agree not to use the Site or Services in any way that violates applicable law; to transmit advertising or spam; to impersonate any person or entity; to damage, disable, or impair the Site; to attempt unauthorized access to any systems; to harvest information about other users; or for any fraudulent, deceptive, or harmful purpose.
13. Disclaimer of Warranties
THE SITE AND SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT ANY WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED.
To the fullest extent permitted by applicable law, Tax Sale Intel disclaims all warranties, express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy or completeness of content, uninterrupted or error-free operation, and results that may be obtained from use of the Services.
We do not warrant that any data, report, score, ranking, alert, model output, or other content is complete, accurate, current, error-free, or fit for your purposes.
14. Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY LAW, TAX SALE INTEL, ITS OWNERS, OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, AND AFFILIATES SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO:
- Loss of profits, revenue, income, or business opportunities
- Loss of goodwill or data
- Investment losses or capital losses
- Property damage
- Losses arising from reliance on information provided
- Any other damages arising from or related to your use of the Services
TO THE FULLEST EXTENT PERMITTED BY LAW, OUR AGGREGATE LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATING TO THE SERVICES SHALL NOT EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID US FOR THE SERVICES GIVING RISE TO THE CLAIM DURING THE 12 MONTHS BEFORE THE CLAIM AROSE, OR (B) ONE HUNDRED DOLLARS ($100).
Nothing in these Terms excludes or limits liability that cannot be excluded or limited under applicable law, including liability for fraud or intentional misconduct.
15. Indemnification
You agree to indemnify, defend, and hold harmless Tax Sale Intel, its owners, officers, directors, employees, agents, affiliates, successors, and assigns from and against any and all claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of or relating to your use of the Services, your violation of these Terms, your violation of any rights of any third party, any decision you make or action you take based on information from the Services, or any property you purchase or attempt to purchase.
16. User Responsibility and Due Diligence
Before bidding on or purchasing any property identified through the Services, you are solely responsible for completing your own due diligence, which should include at a minimum:
- Professional title search and lien review
- Quiet title analysis where applicable
- Code, permit, and violation review with the relevant municipality
- Zoning and land-use confirmation
- Flood zone and environmental review
- Occupancy and eviction analysis
- On-site inspection where lawful and practical
- HOA/condo association liability review
- Verification of all data with official auction and county sources
- Consultation with qualified legal, tax, and real estate professionals
This list is non-exhaustive. The specific due diligence required varies by property, jurisdiction, and your individual circumstances.
17. Modifications to Terms
We reserve the right to modify these Terms at any time. Changes will be effective immediately upon posting to the Site. Your continued use of the Site after any changes constitutes acceptance of the modified Terms. We encourage you to review these Terms periodically.
18. Governing Law and Jurisdiction
These Terms shall be governed by and construed in accordance with the laws of the State of Michigan, without regard to its conflict of law provisions. You agree to submit to the exclusive jurisdiction of the state and federal courts located in Wayne County, Michigan, for any disputes arising out of or relating to these Terms or your use of the Services.
19. Severability
If any provision of these Terms is found to be unenforceable or invalid, that provision shall be limited or eliminated to the minimum extent necessary, and the remaining provisions shall remain in full force and effect.
20. Entire Agreement
These Terms, together with our Privacy Policy, constitute the entire agreement between you and Tax Sale Intel regarding your use of the Services and supersede all prior agreements and understandings.
21. No Government Affiliation
Tax Sale Intel is an independent software and research platform. We have no affiliation with any county government, clerk of court, tax collector, property appraiser, state controller's office, or any other government entity. Our Services are not endorsed, approved, or sponsored by any government agency.
